Recently, we had the pleasure of completing a full home renovation in Pearl River, New York for a wonderful family looking to expand their space. With young children growing fast, they needed a home that would evolve with them—offering more room, modern comfort, and a design that reflected their lifestyle.

Preparing For The Renovation

As part of our client-centric approach, we walked the homeowners through the construction process from start to finish. We discussed logistics including timelines, materials, and measurements, and secured all necessary permits. 

During the consultation phase, we determined that there was not enough space to house the kitchen our clients dreamt of, and let them know that an addition would be necessary. We helped make this process as seamless as possible by recommending an architect to draw up plans, which were quickly approved. 

To accommodate all of the updates our clients desired, we completely gutted this home, preserving just three original bedrooms. Once the home was down to the studs, it was time to begin the upgrade. 

Expanding The Home’s Footprint

With the home gutted, we broke ground to create an addition. We built the new addition while also renovating the existing structure, ensuring that the home would be completed for our clients on schedule. 

Once the site where the extension would be was cleared, our team prepared the ground for the new foundation. This project involved digging to the required depth, removing debris, and ensuring proper drainage to support the structure. Our team then poured the foundation, creating a solid base for the addition. 

With the foundation established, we were ready to begin framing. Loughlin & Son expertly constructed the floor, walls, and roof so that the space was ready to support everything that came next. As the layout of the rooms began to take form, our team crafted openings for doors and windows. 

After positioning the frame, it was time to install new wiring, plumbing, and HVAC. These elements are essential in giving a space new life, and once complete we could see our clients’ dreams start to come to life. With the building blocks in place, it was time to start thinking about comfort. 

We installed spray foam insulation to insulate the home and seal air out. Spray foam outperforms traditional insulation materials, such as fiberglass and cellulose by minimizing air leaks and reducing moisture, reducing the chances of mold and mildew. 

With the home properly sealed and prepared to deliver long-lasting comfort, we layered on sheetrock and placed a new interior trim. 

A Stunning Kitchen Transformation

The kitchen is the heart of the home and was the focal point of this home renovation. With the new addition complete, it was time to build our clients’ dream kitchen. The homeowners envisioned an open-concept layout with high-end finishes, improved storage, and state-of-the-art appliances, and we were able to deliver their dream seamlessly. 

With the framing, insulation, electrical work, plumbing, and drywall complete, we brought on our kitchen design partners to elevate the room by installing custom cabinetry. Completing the space were elements that blended both beauty and utility, including a custom island with quartz countertops, custom glass, including new windows and sliding glass doors, and hardwood flooring. 

The area that had housed the former kitchen was transformed into a mudroom and walk-in pantry, giving the kitchen an expansive, modern layout. 

The finishing touches included an elegant subway tiled backsplash in a herringbone pattern, recessed lighting, and high-end stainless steel appliances. With the kitchen complete, we were able to see the luxuriousness start to take shape! 

Three Luxurious Bathrooms

Our clients envisioned each of their three bathrooms feeling like spa-like retreats. They wanted modern, comfortable spaces featuring elegant tile work. Originally dark and outdated, it was time for Loughlin & Son to make them over. 

We carefully ripped out the old bathrooms and got to work. Upgrades such as new plumbing and electrical systems were installed to maximize functionality and durability. The bathrooms were painted, fixtures were installed, and custom tile was laid, providing the customizations that made the house feel like a home. 

Each bathroom is unique, featuring neutral tones that evoke feelings of serenity. Modern vanities and lighting were installed to complement the tilework, and premium shower doors by Freedom Glass added a high-end touch. The finished bathrooms are stunning and airy, while still feeling cozy and relaxing. 

Outdoor Living at Its Best

To complement the home’s internal modernity and protect the interior for years to come, we installed new siding, soffits, gutters, and roofing.The exterior renovation encompassed both the original structure and new addition, blending the two spaces seamlessly. Once the new siding was in place, it was impossible to tell where the older portion of the home ended and the new addition began. 

With the home looking stunning both inside and out, it was time for the finishing touches. Our clients desired an outdoor space where they could spend time with family, relax, entertain, and make memories, so our team designed and built a custom deck around the new addition, creating a beautiful retreat. 

The deck extends the home’s living space and was built to withstand the elements. Our homeowners can now enjoy their meals both inside and outside, and enjoy quiet evenings under the stars for years to come.
